Construction Progress Round-up – May 2026

April’s inclement weather did little to slow progress on site as Mosaic Construction maintained strong momentum across Brisbane and the Gold Coast. From significant milestones made on the tower structures at The Bedford and The Carter, both in Brisbane’s Kangaroo Point, to the progression of Isabel’s unveiling to Burleigh Heads. Meanwhile construction continues for Madeline in Broadbeach and Sophia in Palm Beach with early site works on track at Josephine.

Brisbane

The Bedford by Mosaic | Kangaroo Point

Address: 16-30 Prospect Street, Kangaroo Point

Apartments: 128, 2- and 3-bedroom apartments and penthouse-style Skyhomes over 17 levels

The Bedford has reached a major milestone, completing the Formwork–Reinforcement–Pour cycle across all basement levels as the structure begins rising above ground. April works included suspended slab pours, precast panel installation, and commissioning a second tower crane to boost efficiency. Scaffolding also commenced at podium level. In May, works will focus on further slab pours, precast installation, Level 1 framing, and essential services connections in Basement Level 4.

The Carter’s tower continues to rise, with the core reaching Level 17 and slab pours completed on Levels 12 to 14. Façade glazing progressed to Level 10, while scaffolding removal of the lower floors has revealed the building’s emerging design. Internally, party walls reached Level 9 and unit framing began on Level 7. In May, works will focus on higher slab pours, glazing advancement, internal finishes, and completing a benchmark apartment to set quality standards.

Gold Coast

Isabel by Mosaic | Burleigh Heads

April saw the scaffold dismantled to Level 12, revealing more of Isabel’s façade, while external planter works continued. Fit out works advanced, with tiling reaching Level 17 and joinery to Level 15. Flooring, stone benchtops, and balcony tiling also progressed. Services fit off and appliance installation moved ahead on lower levels. In May, scaffold removal will continue, alongside waterproofing, tiling, and ongoing residence fit out works across upper levels.

Madeline’s basement works continue to progress with Mosaic Construction maintaining strong progress across the basement FRP cycle, completing the Level 2 slab pour, wall shotcreting and precast column installation. Core walls advanced to Ground Floor, with formwork commencing at Basement Level 1. In May, works will continue toward the above-ground transition, including the Level 1 slab pour, further shotcreting, precast installation, continued core wall progression to Levels 2 and 3, and Ground Floor formwork.

Mosaic Construction maintained strong momentum across Sophia’s basement and ground level works, with the jump core reaching ground level—marking the shift to vertical construction. Ramp works progressed, while shotcrete neared completion, enabling removal of temporary supports. FRP activities advanced across Basement 1, including columns and core works. In May, focus will turn to ground floor pours, precast installation and scaffolding, while basement works continue, supporting services coordination and ongoing structural progression.

April’s inclement weather had minimal impact at Josephine, with Mosaic Construction maintaining strong momentum across early site works. A fully engineered top-down demolition of the six-storey building is underway, enabling controlled, precise removal. Demolition will continue through May, before transitioning to the main construction program, including civil service connections, piling and excavation as the project moves into its next phase.
