Longevity is a cornerstone of sustainability. We purposefully design our buildings to stand the test of time—structurally, functionally, and aesthetically. This reduces the need for future replacement or redevelopment, significantly minimising long-term waste.

Sustainable Performance, Long After Completion

We remain actively involved in the management of our buildings long after delivery to ensure they continue to operate efficiently. This includes optimising energy use through solar power for common areas and reducing water consumption with intelligent irrigation systems.

Reducing Embodied Carbon with ECOPactZero

We are incorporating Holcim’s ECOPactZero concrete across select projects, delivering a 30–60% reduction in embodied carbon—without relying on offsets. We anticipate this will become the standard for all Mosaic developments moving forward.

Future-Proofing for EV Readiness

We are actively developing a consistent strategy for EV charging infrastructure across all current and future projects. Several developments already include EV readiness, and we are now embedding backbone infrastructure into all designs to allow for seamless future installation. This includes carefully managing main switchboard capacity and peak energy loads to ensure long-term operational feasibility.

Sustainable Materials, Thoughtfully Chosen

We prioritise the use of sustainable materials wherever possible. This includes double glazing to windows and doors, the use of recycled aluminium in window and door frames, and the careful selection of low-carbon and recycled-content materials across all building components.

Passive Design for Energy Efficiency

Smart design underpins our approach to reducing energy consumption. Ceiling fans in bedrooms, strategic solar shading, and cross-ventilation—enabled by oversized, high-performance windows and doors—help minimise reliance on air conditioning while maintaining year-round comfort.

High-Performance Systems

When air conditioning is required, we specify only the most recognised and energy-efficient brands, ensuring optimal performance with minimal environmental impact.

Protecting the Environment During Construction

We enforce rigorous environmental controls on all construction sites. These measures ensure effective runoff management and prevent contamination from entering surrounding waterways.

Our Brisbane headquarters, The Eminence, holds a 4.5-star Green Star rating and is on track to achieve a 5-star certification. It has been recognised with prestigious awards for its forward-thinking, industry-leading approach to sustainable design.
