Construction Progress Round-up – June 2026

Despite one of South East Queensland’s wettest Mays in decades, construction progress remained strong as Mosaic Construction completed several milestones across the Brisbane and Gold Coast sites. We are also extremely proud to welcome our newest construction site to this Round Up with The Riversdale in South Brisbane commencing early site works.

Brisbane

The Bedford by Mosaic | Kangaroo Point

Address: 16-30 Prospect Street, Kangaroo Point

Apartments: 128, 2- and 3-bedroom apartments and penthouse-style Skyhomes over 17 levels

On-site momentum remains strong, marked by three successful Ground Floor slab pours and installation of all 154 precast panels supporting the core structure. Work is advancing toward the significant 900mm Level 1 transfer slab pour, requiring extensive reinforcement and over 2,000 props in the basement. With expanded scaffolding, ongoing service connections, and a second tower crane fully operational, activity in June will accelerate, focusing on preparations for the upcoming transfer slab pours that require precise coordination and favourable conditions.

The Carter advanced to Level 16, with glazing completed on Levels 11–12 and façade works ongoing. Internal progress included party walls to Level 11, sheeting across Levels 8–9, and fit-outs—painting, tiling, and joinery—across Levels 2–5.  As part of the project’s quality assurance process, a key milestone was achieved with the completion of a benchmark apartment. In June, works aim to reach Level 18, extend glazing to Levels 13–15, and the team continue internal construction and fit-outs upward.

The Riversdale by Mosaic | South Brisbane

Apartments: 213, 2- & 3-bedroom residences & sky homes over 39 levels

Sales Status: Pre-Release Sales

Since early preliminary works began in mid‑April, all existing services and infrastructure have been permanently disconnected and decommissioned. With the site fully prepared, demolition is progressing well and remains on schedule for completion by the end of June. From mid‑July, preparations for bulk earthworks will begin, marking the next stage of activity. Meanwhile, detailed construction planning continues with The Riversdale on track to enter the formal construction phase in early Q3 2026, starting with piling as the first major milestone.

Gold Coast

Isabel by Mosaic | Burleigh Heads

Address: 96 The Esplanade, Burleigh Heads

Apartments: 28 half and full-floor residences and Sky Homes across 16 levels and two split-level penthouses, each with private pool.

Sales Status: SOLD OUT

Scaffold dismantling progressed at Isabel from Level 12 down to Level 4, leaving only minimal sections remaining. Internal fit-out works advanced across Levels 2 to 18, with waterproofing, tiling, joinery, painting, glazing, and services works continuing. Timber flooring progressed on upper levels, alongside quality inspections. Additional works included carpet installation, basement lift lobby tiling, material clearing, and driveway framing. In June, remaining scaffold and the site hoist will be removed, as joinery and stone installation commences on Levels 17 and 18.

Madeline by Mosaic | Broadbeach

Apartments: 59, half- and full-floor residences and Sky Homes over 37 levels

Sales Status: Over 80% Sold

Construction progressed well, with completion of the Basement Level 1 suspended slab, marking the end of lower structural works alongside finished shotcrete walls and precast columns. Removal of capping beam bracing confirmed the structure is self-supporting, enabling vertical construction. Ground Floor formwork began, with core wall works advancing. In June, the Ground Floor slab and precast columns will be completed as Level 1 formwork and further core wall progression continue.

Sophia by Mosaic | Palm Beach

Apartments: 32 beautifully appointed 2- and 3-bedroom residences, sub-penthouses, and penthouses over nine levels.

Sales Status:  Limited Opportunities Remain – Act Quickly

Following coordination of formwork, reinforcement, and services, the ground floor transfer slab was completed, establishing the structural base. Core construction reached Level 2, with scaffold underway and precast and blockwork completed at ground level. Basement works are nearing completion, with shotcrete, stairs, and services progressing. In June, Level 2 slab works will finish, followed by Level 3, alongside ongoing scaffolding, hoist setup, and basement fit-out.

With site clearance complete, main construction has commenced, including civil service connections and sheet piling — a key step in stabilising the site for excavation. Sheet piling will continue through to completion in June, enabling preparation of the piling platform. Once ready, piling works will begin to establish deep foundations.
