Construction Progress Round-up – July 2026

Mosaic Construction continues to deliver strong progress across our active projects, with several developments reaching significant structural and delivery milestones. In Kangaroo Point, The Carter rises above the skyline to approach top-out, and The Bedford advances works on the Level 1 transfer slab. In Burleigh Heads, Isabel’s ultra-luxury residences enter final fit-out while Josephine commences foundation works. At Madeline in Broadbeach and Sophia in Palm Beach, both projects continue their rapid ascent with construction progressing well. Momentum at The Riversdale in South Brisbane progresses and we look forward to updating you in the bi-monthly update in August.

The Bedford by Mosaic | Kangaroo Point

Address: 16-30 Prospect Street, Kangaroo Point

The Bedford has reached a major construction milestone, with Mosaic Construction completing the first concrete pour for the Level 1 transfer slab. At 900mm thick, this significant structural element forms the foundation from which the tower will rise. More than 2,000 temporary props support the slab as it achieves the required strength. In other areas, basement services and podium scaffold installation are progressing well, with remaining transfer slab pours targeted for completion this month. Works will then advance to Levels 2 and 3, marking the beginning of The Bedford’s vertical rise above the podium.

The Carter continues to make a striking impression on the Kangaroo Point skyline, with construction reaching Level 18 and structural top-out now in sight. Façade glazing has been installed through Level 15, while internal party wall construction has progressed to Level 13. Residential finishes, including painting, tiling and joinery, are advancing steadily across the lower levels. This month, Mosaic Construction is targeting three additional slab pours to reach Level 21. With interior works accelerating and multiple residences nearing completion, The Carter remains firmly on track for delivery.

Isabel continues to move confidently towards completion, marked by the recent removal of the site hoist, building scaffolding and tower crane. With these temporary structures now gone, final works can progress, revealing the building’s complete architectural form. Inside, premium finishes are advancing, with custom timber joinery installed throughout many residences, timber flooring completed to Level 18 and carpet to Level 13. Significant progress is also being made within the wellness retreat and landscaped areas, with pool tiling commencing and over 1,000 native plants set to shape Isabel’s lush, curated grounds.

Construction at Madeline continues to progress steadily, with Mosaic Construction focused on advancing the building’s structure ahead of the next major phase, including façade and glazing installation. During June, the Ground Floor and Level 2 slab pours were completed, while the building core progressed to Level 4. This month, the team is targeting completion of the Level 3 slab pour and commencement of Level 4 formwork, with core wall construction forecast to advance through Levels 6 and 7. The second half of 2026 will bring a series of significant milestones as Madeline continues its rise.

Works have advanced to Level 3, where the initial slab pour has been completed, supported by the recent introduction of a satellite pump to enhance concrete placement efficiency. Below ground, basement services and soffit painting are underway. This month, Mosaic Construction is targeting completion of the Level 3 and Level 4 slab pours, alongside core walls to Level 4. Key upcoming milestones include installation of the site hoist, commencement of glazing and continued waterproofing works.

Josephine has reached an important construction milestone, with sheet piling now complete around the site’s perimeter and the site prepared for its next phase of development. Recent works have included installation of the piling platform and completion of key civil service connections, setting the stage for major activity ahead. This month, piling is scheduled to commence, establishing the deep foundations required to support the building above. Temporary site infrastructure will also be installed to support increasing activity as construction progresses. The second half of 2026 promises a number of significant milestones as Josephine advances towards delivery.
