The decade-long vision behind Brisbane’s latest landmark

Realestate.com.au – 10/09/26 – Riverfront property in Brisbane is at a premium and buyers are eyeing a previously overlooked industrial area that is transforming into the city’s newest waterfront precinct.

South Brisbane’s growth into a popular lifestyle hub is clear, especially in the lead-up to the 2032 Summer Olympics.

Median unit prices in the suburb grew by 18.6% month-on-month according to PropTrack’s July 2026 Home Price Index, while they’ve skyrocketed by 45.9% since the Olympics were announced in 2021.

And while South Bank has been an established cultural, lifestyle and entertainment heart within South Brisbane, a prime riverfront site adjacent to this had long remained home to major industrial and manufacturing operations for decades.

Positioned at the northern end of Montague Road, luxury developer-builder Mosaic Property Group saw the opportunity to extend South Bank’s energy, offering and connectivity further along the Brisbane River.

“We recognised early that this part of South Brisbane was uniquely positioned to evolve into one of the city’s most desirable residential destinations,” says Brook Monahan, Founder and Managing Director of Mosaic Property Group.

“The combination of river frontage, proximity to South Bank, connectivity to the CBD and the scale of the broader renewal opportunity created fundamentals that were increasingly difficult to find anywhere else in Brisbane.”

A decade in the making

The Riversdale by Mosaic is a $750 million landmark development comprising 213 luxury residences and sky homes across 39 levels – the first major residential opportunity within Brisbane’s emerging northern riverfront neighbourhood.

Mosaic has spent almost a decade pursuing The Riversdale’s 91 Montague Road site, recognising the location’s significance all the way back in 2018.

“As Brisbane continued to evolve as a global river city, we believed it was only a matter of time before this part of South Brisbane was recognised as one of the city’s defining destinations,” says Mr Monahan.

“Opportunities of this scale, so close to the CBD and South Bank, are exceptionally rare.”

The site was ultimately secured in 2025, and as the first major residential project in the precinct, The Riversdale’s location within it will also remain unique.

“As future development introduces new public realm, parkland and waterfront connections, The Riversdale will be one of the only addresses to retain a true absolute riverfront presence, with no future development between residents and the Brisbane River,” says Mr Monahan.

He says this means The Riversdale residents will have the best of both worlds, benefiting from the connectivity of one of Brisbane’s most significant renewal precincts, while still enjoying a level of privacy and riverfront access that will become increasingly rare.

A legacy address designed to set the benchmark

Leading the precinct’s transformation, The Riversdale has been conceived as a landmark address that will set the benchmark for what follows.

Designed in partnership with acclaimed architecture practice Bureau Proberts, the project combines expansive owner-occupier residences with a commitment to timeless design and enduring quality.

“Our focus wasn’t simply on delivering exceptional homes. It was about shaping a defining address where every aspect of modern living has been thoughtfully considered, with a level of convenience, service and experience rarely found within a single property,” says Mr Monahan.

At the heart of The Riversdale is over 3,000sqm of amenity creating an effortless, all-inclusive lifestyle for residents that rivals that of the finest global hotels.

From wellness spaces like a commercial-grade gym, sauna, steam room, and hot and cold magnesium plunge pools, to a premier rooftop recreation zone that includes a 35m pool, private dining room and residents’ lounge, F1 and golf simulators, residents will have plenty of amenity to explore and enjoy.

What Mr Monahan says sets The Riversdale apart, however, is how this high level of amenity functions as a complete lifestyle ecosystem.

“Rather than treating the resident offering as a collection of standalone facilities, we are curating a highly integrated environment where wellness, work, hospitality, recreation and social connection are seamlessly woven into everyday life,” says Mr Monahan.

This ensures every aspect of a resident’s day is catered to at The Riversdale, from entertainment and wellness to the more practical parts of the day-to-day, with dedicated work-from-home spaces and a private meeting room, as well as access to a shared EV fleet for getting around the city easily.

Confidence built through delivery

Buyers are already seeing the rare opportunity The Riversdale offers and jumping on the chance to secure a home in the precinct, with Mr Monahan highlighting that the response he’s seen so far has exceeded expectations.

“To date, it has achieved more than $450 million in sales, with over 65% of residences sold, including an $11 million residence that set a new South Brisbane off-the-plan record and surpassed the suburb’s previous benchmark by more than 50%,” he says.

He explains that the majority of purchasers are owner-occupiers including successful business owners, senior executives, professionals, downsizers and families seeking a long-term home.

“Purchasers are looking beyond the vision itself and asking who has the capability to deliver it,” says Mr Monahan.

With Mosaic’s internal construction team already on site and major structural works underway, buyers can see not only tangible progress being made but can also see that opportunities to secure a premium home in The Riversdale are limited.

“Purchasers aren’t simply securing a luxury residence,” says Monahan.

“They’re securing a position within Brisbane’s next great riverside lifestyle precinct, backed by the confidence that comes from partnering with a team that has consistently delivered on its commitments.”
