Riverfront site in South Brisbane sold to Mosaic for $30m

The Asean Developer – 9/10/2025 – Mosaic Property Group has acquired a north-facing riverfront site 91 Montague Road, South Brisbane sold by Knight Frank’s Christian Sandstrom for $30m, positioning Mosaic for its largest project to date with an estimated end value of $500 million for Stage 1.

The 4,282m² site, secured from the Schiavello Group through Knight Frank’s Christian Sandstrom, commands 35 metres of uninterrupted Brisbane River frontage. In South Brisbane’s cultural heart, with seamless access to West End and the CBD, it is surrounded by the city’s finest dining, retail and amenity, and boasts one of the highest walk scores in Queensland.

Directly adjoining a precinct—earmarked by the State for new parkland, housing, and cultural infrastructure—Mosaic’s project sits at the epicentre of this section of the riverside regeneration, consolidating South Brisbane’s reputation as the city’s most dynamic and diverse riverfront destination.

Mosaic has commenced concept planning with design partner Bureau Proberts for a luxury,owner occupier focused tower consistent with the group’s flagship schemes across South East Queensland.
