Brisbane Development – 14/10/2025 – A development application has been lodged by Mosaic Property Group for a 37-storey residential tower at 91 Montague Road and 6 Bouquet Street, South Brisbane, within Brisbane City Council’s Kurilpa Sustainable Growth Precinct.

Designed by Bureau Proberts, the proposal comprises 204 apartments above a six-storey podium and basement parking. The building form incorporates an extensive landscape strategy by LatStudios, featuring tiered greenery integrated from the street to the rooftop, achieving a green plot ratio of 75 percent, one of the highest in the precinct.
Located adjacent to the Go Between Bridge and Riverside Drive parklands, the site occupies a strategic position at the river gateway to South Brisbane, opposite Spice Apartments and a short walk from West Village and GOMA.

According to Bureau Proberts, the tower’s design adopts a slender, sculpted profile framed by green vertical ribbons, distinguishing it from neighbouring buildings and reinforcing the evolving riverside skyline. The six-level podium includes a mix of podium apartments and parking concealed by lush planting, while the upper tower floors capture panoramic views of the Brisbane River and CBD.
A publicly accessible pocket park beneath existing fig trees is proposed along the site’s western edge, offering shaded seating, artwork, and creative lighting. This space forms part of a wider strategy to improve public access to the Riverwalk and activate the riverside frontage.
The rooftop recreation deck spans two levels, featuring a pool, gym, wellness precinct and outdoor dining areas designed to create a resort-style experience for residents while maintaining a high level of landscape integration across every level.
