Kanebridge Quarterly, Summer 2025 – Mosaic Property Group founder Brook Monahan reveals where Queensland’s top-end demand is strongest, and what makes absolute luxury in 2025.

Q: Prime buyer demand has shifted between beach, river and the inner-city. Where is the most resilient pocket for top-end stock?
Resilience comes from substance, natural beauty, amenity and scarcity with established owner-occupier demand. That strength is clearest on the Gold Coast beachfront, Brisbane’s inner riverside suburbs and the Sunshine Coast’s river and oceanfront corridors.
Beachfront depth has matured; true, well-executed beachfront holds through cycles because land is scarce. Brisbane’s river and city-view corridors are tightly held, walkable and liveable, with infrastructure ahead of 2032, lifting appeal.
The Sunshine Coast has matured too, with limited developable waterfront and a new CBD driving long-term demand. These are end-user markets; lifestyle underpins stability and growth.
Q: What is the strongest source of buyer demand you expect over the next five years?
Downsizers and rightsizers lead demand: simplify without compromise, trade maintenance for mastery and staying close to the place they love.
Walkability, outlook and amenity define luxury; the best sites have lasting value. We also see professionals and families choosing apartments as a permanent home, expecting the sophistication of a house with the convenience and security of well-managed communities.
Research and feedback shape layouts, materials and amenities. Many residences are full or half floors with direct lift access, refined acoustics, clear zoning and abundant storage, plus considered communal spaces that feel like an extension of home.
Q: Define Australian luxury in 2025. How does that identity show up in Mosaic’s latest projects?
Australian luxury is quieter; detail quality, space, light, craftsmanship and connection to place. Homes should breathe, blur indoors and out, and feel calm and intuitively functional.
