The prominent South East Queensland developer, Mosaic Property, are readying their second Broadbeach project, following strong early success from their first in the busy Gold Coast suburb.
They’ve lodged plans for a 26-level, 98-apartment tower at 4 Rosewood Avenue, a site secured following strong demand from their nearby Surf Parade tower, Marella.
Mosaic Property Founder and Managing Director, Brook Monahan, says securing another site nearby Marella was a no brainer.
“This pocket of Broadbeach is incredibly popular and highly desired, being quiet and right opposite Nikiforides Park and offering protected view corridors to the beach as well as up and down the coast,” Monahan says.
“As indicated by the sheer volume of interest generated in Marella to date, the appetite for premium Mosaic product in this location is potent.
“Much like we secured Dawn’s site in Mermaid Beach following Bela by Mosaic’s sell-out, this second site metres away on Rosewood Avenue will provide further opportunity to meet this demand.
“At the same time, it will deliver much-needed housing diversity to help battle the genuine under-supply crisis in the region.”
Mosaic again had Plus Architecture create the tower to compliment Marella, In their design statement, Plus said the two towers are designed to be in partnership, boasting slight difference in tone and form whilst sharing similar characteristics.
“They will harmoniously co-exist, complimenting one another to enhance the Broadbeach skyline,” Plus note.
Again the tower will provide a good mix of density, with more affordable product than Broadbeach has possibly seen over the last few years. Around two thirds of the tower will be two-bedroom apartments, ranging from 100 sqm to 120 sqm.
There will be 28 three-bed apartments, which span 165 of internal space, and six sub penthouses.
Resident amenity is located on the ground level and will feature a pool, wellness centre with steam and sauna, and barbecue areas with outdoor dining and lounge areas. Monahan says the scale, aesthetic, and extensive range of hotel-like amenity is on par with Marella.
The project isn’t expected to launch until early 2023.
GV Property Group sold both of the sites to Mosaic.
