Published via Gold Coast Bulletin - 17/05/2025 Developer Mosaic Property Group is kicking off construction of its Palm Beach development Sophia by Mosaic, following a stellar sales run with 75 per cent of residences sold during prerelease.

Positioned on a beachfront site, the $140m Sophia is capitalising on strong demand for ultra-luxury living in Palm Beach, with the project already recording $105m in sales.

Following the response, Mosaic has released the final collection of full and half-floor residences – some of the largest available in the area, spanning up to 540 sqm.

Designed in partnership with architects Bureau Proberts, the nine-level boutique development comprises 31 apartments as well as a suite of private wellness amenities.

Mosaic founder and managing director Brook Monahan said the overwhelming early interest in Sophia reflected both the rarity of true beachfront opportunities in Palm Beach and the deep trust buyers place in Mosaic’s proven track record of quality and delivery. “Palm Beach has well and truly arrived.

Once a well-kept local secret, it has evolved into a highly sought-after beachside destination for high-net-worth individuals, notable public figures and discerning buyers seeking sophisticated coastal living with an authentic sense of place and community,” Mr Monahan said.

“A surge in record-breaking sales and prestige transactions is underscoring its transformation into one of Australia’s most exclusive and tightly held beachfront enclaves.

“Sophia presents an exceptionally rare opportunity to secure an absolute beachfront residence in the most desirable stretch of its shoreline with some of the best-protected beaches on the Gold Coast.

“Demand is being led by owner-occupiers – both local and interstate – who recognise the scarcity of true beachfront offerings and the enduring value of owning on the sand.

“With our internal construction team mobilising in mid-April, buyers can have complete confidence that Mosaic’s fully integrated model – spanning site acquisition, design, construction and long-term caretaking – ensures every project meets the highest standards of quality, durability and investment value.

“The company’s ongoing management and building care roles post-completion further reinforce its commitment to standing by what it delivers long after settlement.”

Prices for Sophia’s final release start from $5.1m for half-floor apartments.  Recent Gold Coast completions include Marella by Mosaic in Broadbeach, while Lily by Mosaic – also in Broadbeach – is currently under construction and due for completion in late 2025.

Isabel by Mosaic in Burleigh Heads is also progressing, with completion due in 2026.
