Leasing Success at Bonython by Mosaic, Windsor

Given that the real test for the quality of residential product is ultimately determined by the level of demand from the end user, we would like to provide an update of the recent leasing performance for our Bonython at Windsor project.

Through a variety of marketing initiatives, committed regular open inspections and research driven incentives, we managed to achieve a 100% successful lease status before we had completed settling all the apartments. We are very pleased to announce that Bonython has delivered our best result yet in regards to leasing activity for a Mosaic development pre-settlement.

This is an encouraging result given the current performance of the wider inner Brisbane apartment rental market and shows an overwhelming vote of confidence that Mosaic developments are of an exceptional level and there is a definite flight to quality.

Here are some key facts:

  1. Total number of properties under management 28.
  2. Out of the 28 apartments to lease 23 rented prior to settlement which represents 82.15% of the project.
  3. We only advertised on realestate.com.au for 31-days.
  4. 100% of leases were signed and paid either before settlement or within 5-days post settlement.
  5. For the 2-bedroom apartment listings we received a total of 83 enquiries with 58 prospective tenants inspecting.
  6. For the 3-bedroom apartment listings we received a total of 39 enquiries with 21 prospective tenants inspecting.
  7. The team conducted a total of 15 inspections on the 2-bedroom apartments and 16 on the 3 bedroom apartments.

It’s important to note that all this was achieved in our toughest market ever, where our product was competing with 880 other 2 bedroom/2 bathroom apartments with Windsor and other surrounding suburbs.
