We take pride in placing high-quality tenants in our client’s properties. The time it takes for your property to rent depends on various factors, such as market conditions, location, amenities, and the property’s condition.

Our team always strives to achieve maximum rent value, and we typically rent properties within seven to ten days from the start of marketing.

How long will it take for my property to rent?

Most definitely. We look after your asset as if it was our own.

The first routine inspection occurs three months after the lease agreement’s commencement date. This is particularly important in new builds to effectively manage the defect warranty process.

Based on the property’s condition during this inspection, we typically conduct inspections every six months after that. Given the quality of the tenants we secure, we rarely find any more frequently required.

Plus, rewarding responsible tenants who consistently take good care of the property is important to demonstrate our trust in them.

If there are any concerns during any inspections, we continue with three monthly inspections to address the issues promptly.

A unique advantage of Mosaic Property Management is that instead of property managers handling trust accounting like traditional agencies, we have a team of fully qualified trust accountants who manage all aspects of the accounting process. 

We customise disbursals and statements according to your investment plan. Most clients opt for weekly disbursements to increase cash flow and reduce payable interest by depositing funds into offset accounts. 

However, we also offer the flexibility to facilitate fortnightly and monthly payments if desired.

Do I need to insure my property?

Having relevant Building, Landlord, Contents, and Public Liability insurance on your property is highly encouraged. 

Although we take measures to minimise risks for our clients, it is crucial to invest in protecting your property from risks such as unexpected life or weather events.

Considering recent events such as COVID and floods, we urge our clients to consult a qualified insurance professional to ensure adequate coverage for their circumstances.

Do I need to insure my property?

Does my Tenant get on charged for water?

Whether a property can legally charge water consumption and State bulk water charges to Tenants depends on whether the property is individually metered and has been certified as water compliant by a licensed plumber.

If both requirements are met, Mosaic can handle water rates and invoice Tenants accordingly in compliance with legislation. However, sewerage costs cannot be charged.

We use the Property Me online portal to provide our clients easy access to important documents, financial information, and reports on their property and tenancy.

Once you join Mosaic, you will receive your own login details for the portal and support on how to use and get the most benefit.
