The Prescott by Mosaic has been designed and built with a strong focus on sustainability, earning its recent "as-built" UDIA 6-Leaf EnviroDevelopment certification. Every element has been carefully considered to achieve the best possible environmental outcomes.

This achievement further demonstrates our dedication to minimising our impact on communities and the environment, ensuring sustainability is at the heart of our design and development process.

Materials

  • Alternative Cement Product: Constructed using ECO-Pact Zero, Holcim’s carbon-neutral concrete.
  • Low VOC Products (Low emission): All materials were selected based on having a low Volatile Organic Compound (VOC) rating.
  • Hazardous Materials: All materials were evaluated on their content and purpose.
  • Recycled Material Use: Whenever feasible, we utilised recycled materials, including aluminum for window frames and glazing.

Location Identification

  • Site Selection: With a premier address in the leafy, blue-chip suburb of Toowong, The Prescott boasts easy access to the best of Brisbane, with an unbeatable, rare blend of location, lifestyle, and convenience. The Prescott by Mosaic has been designed to deliver a high-quality residential offering embellished with sub-tropical landscaping and substantial open space to capture views on the rooftop. The site’s proximity to multiple high-frequency public transport offerings, including Toowong train station, bus stops and the Regatta ferry terminal, encourages public and active transport.

Energy

  • Passive Design: The Prescott is designed for Queensland’s sub-tropical climate, featuring a north-south orientation to optimise seasonal sunlight and airflow. Apartments maximise natural light and ventilation, with centralised circulation enhancing sun, breeze, and views of the Brisbane River and City. Key features include oversized double-glazed tinted windows, durable materials, and slab projections for shading and weather protection.
  • Rooftop Solar Power Generation: The Prescott’s rooftop features a 21kW solar panel system with 48 panels. This system supports power generation that will supplement and reduce the building’s energy requirements from the grid.
  • High-Performance Double Glazing: Our double glazing is manufactured to the highest industry standard using the latest technology. It significantly reduces the impact of external elements and, thereby, the need for mechanical cooling and heating systems.
  • Efficient Cooling & Heating Systems: The mechanical cooling and heating systems are tailored to each apartment’s size and layout, featuring high-performance, energy-efficient equipment from industry-leading brands.
  • Sub-Metering & Monitoring: Apartments are equipped with smart meters that will enable Residents to track their daily consumption of hot water and electricity.
  • Efficient Lighting Systems: LED lighting will be utilised wherever feasible to minimise energy consumption.
  • Smart Operating Systems: Timers, sensors, and programming will ensure lights in common areas and the basement are only on when needed.
  • Efficient Central Hot Water System: Increased insulation was added to all hot water circulation pipes, reducing natural heat loss to apartments and sanitary fixtures.
  • High-Performance Lifts: Energy generated by a descending lift will harness energy to power the next lift that ascends.

Water Consumption

  • Efficient Pumps & Filters: Efficient pumps and filters will be used to minimise unnecessary water consumption.
  • Smart Irrigation Systems: A smart irrigation system will assess weather, soil conditions, evaporation, and plant water usage to automatically adjust the garden watering schedule based on the site’s current conditions.
  • Efficient Fixtures & Appliances: When choosing fixtures, we take into account their Star energy and WELS ratings.
  • Rainwater Catchment: A non-potable rainwater supply will be captured in a 17,300L groundwater tank to facilitate the drip irrigation system around the site’s gardens.

Design

  • Design Partners: Our partnership with nationally acclaimed and industry-leading design firm DKO has resulted in The Prescott employing the most current and innovative sustainable architecture principles in its design.
  • Architecture: The development features a lush, permeable landscape for aesthetics and micro-climatic cooling. Amenities include a skyline gym and a 628m² rooftop with north-east city views, a BBQ area, and sunken lounges. Residences are designed for seamless indoor-outdoor living, maximising natural light, ventilation, and privacy through solar orientation and operable facades.

Eco Systems

  • Landscape Design: The Prescott features a vertical trellis on the southern elevation spanning across seven levels. With over 800m² of planting, the design enhances the building’s connection to nature.
  • Species Selection: The landscaping prioritises native species to reduce water and fertiliser needs, with plants placed in ideal microclimates for low maintenance. Exotic species are used in challenging areas to ensure successful growth and ongoing sustainable management. Planting densities are designed to provide mulch cover, suppress weeds, and minimise pesticide use.

Air Quality

  • CO Monitoring: In the basement levels, CO monitors will continuously ensure healthy air quality.
  • Naturally Ventilated Car Park: Over 25% of the car park will be naturally ventilated, with ground-level parking available.
  • Apartment Internal Performance Levels: Apartments optimise air quality and cross ventilation with oversized openings, moisture control, and low VOC materials.

Community

  • Engagement: We respected the local community by proactively engaging with our neighbours throughout the design, development, and construction process.
  • Amenity:  The Prescott has extensive communal facilities across the rooftop and ground level to encourage interaction among Residents.
  • Education: Residents are provided with a welcome pack with details on how to engage with the building and their apartment in the most sustainable way.

Waste Management

  • Construction Waste Recycling & Reuse: Where possible, construction waste is sent to a licenced recycler or considered for reuse on the site as soil or topsoil.
  • Waste Management Planning: We carefully evaluated strategies to minimise and manage potential waste generated during the construction of The Prescott by Mosaic and the building’s operational lifespan.
  • Separate General & Recycling Bins: Dedicated bins will be available on-site to facilitate the separation and recycling of waste.

Transport

  • Bicycle Parking: A total of 126 bicycle parking spaces are provided for Residents, which boasts health and wellness opportunities.
  • Walk Score: Residents are offered excellent walkability, with a riverside walkway and quick access to a bus stop and city cat terminal, all located 200m from The Prescott’s entrance.
