What is an EnviroDevelopment?

Growing awareness of environmental concerns, rapid population growth, and exciting advances in science and technology have placed sustainable urban development firmly on the public agenda.

With this in mind, the Urban Development Institute of Australia (UDIA) developed the ground-breaking environmental certification system – EnviroDevelopment.

EnviroDevelopment is a scientifically-based assessment scheme that independently reviews development projects and awards certification to those that achieve outstanding performance across four or more of the provided elements – Ecosystems, Waste, Energy, Materials, Water and Community.

EnviroDevelopment makes it easier for purchasers to recognise and, thereby, select more environmentally sustainable developments and lifestyles.

The Patterson’s Sustainability Initiatives

Fundamentally, our approach is authentic, meaningful, and measurable. It is a holistic one that looks at sustainability from a social, economic, and environmental perspective.

We are proud to be incorporating a broad range of sustainability initiatives at The Patterson, which has led to its 6 Leaf EnviroDevelopment certification. These include:

  • A best-practice, environmentally responsive design. Protective precast panels and form articulation leverage the site’s most valuable aspects (northern sun and city views) while sheltering from the western sun and reducing noise pollution.
  • Double-glazed windows and doors improve acoustics, ventilation, lighting, and solar protection, reducing energy costs.
  • A gross pollutant trap filters stormwater runoff, ensuring water pumped into the stormwater system is free of pollutants.
  • Sustainability initiatives beyond regulatory requirements include LED lighting and 10kw of solar panels.
  • Water-wise initiatives include a drip irrigation system, rainwater storage tanks, a rain sensor system, and stormwater capture and reuse.
  • Native plant species reduce the need for additional watering and fertiliser.
  • Considerable steps are being taken to ensure the heat island effect is reduced through:
    • A light-coloured roof
    • The use of materials such as glass, engineered wood, concrete and aluminium
    • Raised rooftop planting areas to maximise vegetation cover
    • Shading pergolas installed on the rooftop
  • A minimum of 90% (by volume) of demolition, land clearing and civil works materials/product (including vegetative debris) is being recycled towards the final product.
  • Energy-efficient lifts result in no machine rooms, intelligent automation, and standby modes.
  • Conscious material selection and use, including:
    • Concrete with more than 30% supplementary cement materials and more than 30% of recycled aggregate.
    • PVC products supplied from an ISO 14001 certified supplier or equivalent.
  • Aluminium window frames comprised of 20% recycled material.
