Low VOC Products (Low emission): All materials were selected based on having a low Volatile Organic Compound (VOC) rating.
Hazardous Materials: All materials were evaluated on their content and purpose.
Recycled Material Use: Whenever feasible, we utilised recycled materials, including aluminum for window frames and glazing.
Location Identification
Site Selection: Situated in a prime position directly across from the prestigious heritage-listed Mowbray Park, this exceptional site features a sought-after northern orientation. It boasts breathtaking, uninterrupted views of the river and city skyline, offering a unique and enviable vantage point that captures the essence of urban and natural beauty.

Energy
Passive Design: The Mowbray by Mosaic is thoughtfully designed with a building orientation that reduces solar impact while maximising cross-ventilation through smart apartment layouts. Features such as elevated ceilings, operable facades, naturally ventilated corridors, and car park levels will enhance airflow and comfort. Oversized double-glazed and tinted doors and windows, along with robust material selections, will contribute to energy efficiency and durability. Additionally, slab and wall projections will promote shading, minimising the effects of external elements for the benefit of Residents.
Rooftop Solar Power Generation: A 59 kW solar panel system with 134 panels will feature on The Mowbray’s rooftop. This system supports power generation that will supplement and reduce the building’s energy requirements from the grid.
High-Performance Double Glazing: Our custom-manufactured double glazing, produced with the latest technology, will effectively minimise the impact of external elements, thereby reducing reliance on mechanical cooling and heating systems.
Efficient Cooling & Heating Systems: Our mechanical cooling and heating systems will be tailored to each apartment’s size and type, utilising energy-efficient equipment from the most reputable brands.
Sub-Metering & Monitoring: Apartments will be equipped with smart meters that will enable Residents to track their daily consumption of hot water and electricity.
Efficient Lighting Systems: LED lighting will be utilised wherever feasible to minimise energy consumption
Smart Operating Systems: Timers, sensors, and programming will ensure lights in common areas and the basement are only on when needed.
Efficient Central Hot Water System: Thorough calculations were conducted to identify the most energy-efficient water heating system.
High-Performance Lifts: Energy generated by a descending lift will harness energy to power the next lift that ascends.

Water Consumption
Efficient Pumps & Filters: Efficient pumps and filters will be used to minimise unnecessary water consumption.
Smart Irrigation Systems: A smart irrigation system will assess weather, soil conditions, evaporation, and plant water usage to automatically adjust the garden watering schedule based on the site’s current conditions.
Efficient Fixtures & Appliances: When choosing pump fixtures, we take into account their Star energy and WELS ratings.
Rainwater Catchment: A non-potable supply of rainwater will be captured in a 16,000l groundwater tank and used to facilitate the drip irrigation system around the site’s gardens.
Design
Design Partners: Our partnership with nationally acclaimed and industry-leading design firm DKO has resulted in The Mowbray employing the most current and innovative sustainable architecture principles in its design.
Architecture: Abundant landscaping will enrich and elevate the existing streetscape, with native planting that will extend up the building to soften its form, enhance visual appeal, and support micro-climatic cooling. The architecture is thoughtfully designed to respect East Brisbane’s character, featuring a modest eight-level scale that will harmonise with the surrounding area. Reduced site coverage and increased setbacks near character homes and existing residences will provide enhanced separation and privacy for nearby dwellings.
Eco Systems
Landscape Design: The project will contain 704sqm of landscaping. In addition, planter boxes of differing depths and trellises will assist in improving air quality and micro-climatic cooling.
Species Selection: We have been meticulous in sourcing and selecting drought-resistant plants suited to the local environment, with a focus on curating local native species wherever possible.
Air Quality
CO Monitoring: CO monitors will be installed in the basement to continuously monitor air quality, ensuring it remains at a healthy standard for Residents.
Naturally Ventilated Car Park: By integrating natural ventilation solutions into the design, we have minimised the need for mechanical intervention in the car park.
Apartment Internal Performance Levels: Apartments are meticulously designed to promote optimal air quality and cross ventilation, featuring oversized windows and doors, effective moisture management to prevent mould, and the use of low VOC and formaldehyde products.
Community
Engagement: We showed respect for the local community by proactively engaging with our neighbours throughout the design and development, and construction process.
Amenity: Relative to scale, The Mowbray will provide generous on-site Resident amenities to help nurture a sense of community, including ground-floor retail spaces.
Community Garden: The eastern rooftop wing has a productive community garden that will include herbs and other edible plants.
Communal Wi-Fi: High-speed Wi-Fi will be provided in all communal spaces for Residents and Guests.
Waste Management
Construction Waste Recycling & Reuse: Where possible, construction waste is sent to a licenced recycler or considered for reuse on the site as soil or topsoil.
Waste Management Planning: We carefully evaluated strategies to minimise and manage potential waste generated during both the construction of The Mowbray by Mosaic and the building’s operational lifespan.
Separate General & Recycling Bins: Dedicated bins will be available on-site to facilitate the separation and recycling of waste.

Transport
Bicycle Parking: Bicycle parking spaces are provided for each residence, which boasts health and wellness opportunities.
Walk Score: Residents will be able to enjoy excellent walkability, with a riverside walkway and quick access to a bus stop and city cat terminal, all located 700m from The Mowbray’s doorstep.
