We are thrilled to share with you our beautiful HQ, The Eminence in Fortitude Valley, has been recognised at the Australian Institute of Architects (Qld) 2021 Brisbane Region Awards. Completed in April 2020, it was awarded a Commendation in the Commercial Architecture category in addition to winning the Lord Mayor’s “Brisbane Building that Breathes” prize.

Describing The Eminence, the jury said, “a sculptural building has emerged that creates tranquil and light-filled office spaces.”

COVID didn’t trigger the SEQ market boom, it just brought it forward – Five minutes with Mosaic Property boss Brook Monahan

South East Queensland is arguably experiencing its most robust market in two decades, but it’s not all down to the impact of COVID-19. Mosaic Property Founder and Managing Director Brook Monahan says the pandemic just brought forward the anticipated boom.

“We had been saying, well before COVID-19 hit, that we expected the market to boom around mid 2021” Monahan said.

“Rather than creating the boom, COVID just brought it forward six months or so.”

“COVID just exacerbated existing trends,” Monahan noted, adding that the interstate migration trend had been running hard since early to mid-2018.”

“There was nothing new, apart from the fact COVID shone a spotlight on SEQ which had all of the components for a better lifestyle. It’s affordability, solid infrastructure and pipeline and the fact it’s a great place to live were key components of our market before COVID.”

SEQ Booming |  Home Values on the Rise

Brisbane home values are rising faster than the southern giants. The latest data shows soaring demand and median house prices at auction passing $1m, overtaking Sydney and Melbourne for the first time. 

CoreLogic research director Tim Lawless comments that “the reality of what’s driving housing prices to rise so quickly is record low interest rates and the fact that we’ve seen such a significant consumer improvement”.

“There are extremely low advertised listing numbers which mean buyers feel a sense of deeper urgency.” He also mentioned that “housing has become less affordable” in some places during the unprecedented surge in demand, but “the logical outcome” was more affordable areas like Brisbane would still see strong demand.

While affordability is one of the key drivers driving demand and property price growth, net interstate migration has also increased since 2014.

In 2020, 46,914 moved to the Great Brisbane area, with a further 44,883 moving to the Gold Coast and an additional 26,445 living on the Sunshine Coast.

To break it down even further, that’s a staggering 900 people per week that moved to Brisbane in 2020, and this is expected to increase Brisbane’s population to $3mn by 2030.

However, demand is not driven by net interstate migration alone. At present, the SEQ market, based on historical demand, will experience a shortfall of more than 16,500 new apartments over the next three years.

Brisbane’s 2032 Summer Olympics | Bid Heats Up

Unveiled during the Queensland Premier Annastacia Palaszczuk’s recent announcement were plans to demolish the Gabba and rebuild a $1 billion main Olympic oval stadium in its place, increasing the stadium’s seat capacity from 42,000 to 50,000.

If the bid is successful, the stadium will feature as the ‘centrepiece’ for the games hosting the opening and closing ceremonies and athletics programs.

The plan capitalises on the connected Cross River Rail station, already under construction and due for completion in 2024, and includes a new pedestrian plaza to link the two facilities.

The Games will play a vital role in the city’s post-pandemic economic recovery, elevating employment growth and increasing the already exceptional level of lifestyle amenity with the creation of seven new venues and stadiums across Brisbane.
