What is an EnviroDevelopment?

Growing awareness of environmental concerns, rapid population growth, and exciting advances in science and technology have placed sustainable urban development firmly on the public agenda.

With this in mind, the Urban Development Institute of Australia (UDIA) developed the ground-breaking environmental certification system – EnviroDevelopment.

EnviroDevelopment is a scientifically-based assessment scheme that independently reviews development projects and awards certification to those that achieve outstanding performance across four or more of the provided elements – Ecosystems, Waste, Energy, Materials, Water and Community.

EnviroDevelopment makes it easier for purchasers to recognise and, thereby, select more environmentally sustainable developments and lifestyles.

Kensington’s Sustainability Initiatives

Fundamentally, our approach is authentic, meaningful, and measurable. It is a holistic one that looks at sustainability from a social, economic, and environmental perspective.

We are proud to be incorporating a broad range of sustainability initiatives at Kensington, which has led to its 6 Leaf EnviroDevelopment certification. These include:

  • Choosing a location that is fundamental to delivering a sustainable outcome, with proximity to urban and lifestyle amenity.
  • A best-practice, environmentally responsive design. Kensington has been designed for Queensland’s sub-tropical climate by taking advantage of a north-south cardinal axis, thereby minimising unwanted solar heat gain in summer whilst taking advantage of the sun’s northern rays in winter.
  • Double-glazed windows and doors reduce the need for mechanical cooling and heating systems and improves the acoustic comfort for residents.
  • Native plant species reduce the need for additional watering and fertiliser. The rooftop communal area will also have a designated location to house a native bee box.
  • Considerable steps are being taken to ensure the heat island effect is reduced through:
    • A light-coloured roof
    • The use of materials such as glass, engineered wood, concrete and aluminium
    • Introduction of raised rooftop planting areas to maximise vegetation cover and provide shade to surfaces
    • Shading pergolas installed on rooftop
    • Trellis planting on the building will help naturally shade rooms
  • A minimum of 90% (by volume) of demolition, land clearing and civil works materials/product (including vegetative debris) is being recycled
  • Aluminium window frames comprised of 20%+ recycled material and 30% recycled glass
  • Conscious material selection and use, including:
    • Concrete with more than 30% supplementary cement materials and more than 30% of recycled aggregate.
    • PVC products supplied from an ISO 14001 certified supplier or equivalent.
  • Sustainability initiatives beyond regulatory requirements include LED lighting and 35Kw of solar panels, energy efficient pumps and timers.
  • Water-wise initiatives include a drip irrigation system, rainwater storage tanks, and stormwater capture and reuse.
  • Materials used throughout the project are evaluated and chosen based on their VOC ratings (low emissions).
