We know that the past month has been particularly difficult for residents with frequent deliveries to our site, as well as the Tomkins site pulling necessary services across the street and in front of our site. With that all said, we are pleased to announce that the rock breaking and earthworks are now complete. Rock breaking was unfortunately extended last week due to the service trenching works, but we can safely say that this is now complete. Now that we have poured the first slab and the concrete is down, there will be a big reduction with the amounts of dust and high impact works as we now start ascending from the ground. With everything moving along well on site, the construction is still on track for an April 2018 completion.
1. What are the site hours for this project?
Monday to Saturday 6:30am-6:30pm. All construction activity will be restricted to these time, with only low impact set-up activities occurring outside these times.
2 What’s the completion date?
April 2018.
3 How do you propose to reduce parking in the construction phase?
Once the podium slab is poured in late July 2017, trade vehicles will be relocated off the street and into the basement.
4 What traffic management controls are in place?
Our approved traffic management plan can be viewed on the Sunshine Coast PD online council website. We also have approved permits in place for any major activities like crane lifts, concrete pours etc., where we will operate a stop and go procedure to minimise disruption to residents.
5 How are you reducing the impact to residents of heavy vehicles coming and going from site?
We are controlling the frequency of deliveries to reduce queuing and any backlog. In the coming weeks, we will have a fixed crane erected that will create more room for deliveries along the front of the site.
6 What do I do if my access/egress is impacted by deliveries?
We are committed to ensuring access/egress is maintained. If your access/egress becomes blocked temporarily whilst heavy vehicles are manoeuvring into position, please contact Tim the site supervisor and he will ensure that any vehicles are moved immediately.
7 Will there be much more dist or rock breaking?
No, we have now completed all the earthworks and rock breaking activities and we will now start to ascend from the ground up.
1 What’s the product mix and number of levels?
23 two bedroom apartments, 6 three bedroom apartments and 2 penthouses set over 7 levels.
2 What parking facilities will be provided?
The development approval requires that we provide a total of 39 cars spaces. Mosaic is providing 47 car spaces, a mix
of 8 visitor and 31 resident spaces, in an effort to reduce on-street parking.
3 What bicycle facilities will be provided?
Mosaic is providing 31 bicycle parking spaces for residents and 8 bicycle parking spaces for visitors to ensure we are in
line with the Caloundra Master Plan.
4 What’s the average price points?

5 What perimeter landscaping/privacy will be installed?
A 1.8m double lapped timber fence will be installed with substantial deep planting to ensure privacy.

We are excited to announce that the Sunshine Coast Mosaic office will be opening early August 2017 in Maroochydore
Due to the strong connection that many staff and the two founding directors have to the Sunshine Coast it seemed an obvious decision to strengthen our commitment to the Sunshine Coast and generate further employment opportunities in the area. Since the announcement of the Sunshine Coast office, we have employed more staff on the Sunshine Coast and have had some of our Brisbane staff decide to relocate to a place they are now happy to call home.
Our second product offering, Solis by Mosaic will be starting construction next month in Kings Beach. Solis by Mosaic has secured a six-leaf EnviroDevelopment certification for ecosystems, waste, energy, materials, water and community and is the first multi-unit residential development on the Sunshine Coast to receive the full certification. We have also submitted our first Development Application for our third Sunshine Coast product offering in Coolum. This project will be specifically designed and built towards the six-leaf requirements.
