Construction Progress Round-up – February 2024

The new year has kicked off with tremendous momentum at our numerous active South-East Queensland construction sites. In our inaugural construction update for 2024, we are excited to report significant advancements across the board as we approach the completion of several premium addresses and witness the rising progress of others.

Sunshine Coast

Cotton Tree by Mosaic | Cotton Tree

Address: 17 The Esplanade, Cotton Tree

Apartments: Two boutique buildings featuring 8 full-floor, ultra-luxurious 3-bedroom residences and 33 spacious 2- and 3-bedroom residences.

Builder: Mosaic Construction

Design Partner: Bureau Proberts

Sales Status: SOLD OUT

Mosaic Construction completed the site’s sewer connection and made further headway with Building 2 on Memorial Avenue, where they finalised bulk excavation and commenced the Basement 2 concrete slab pour.

In the meantime, the team has progressed with ground-level formwork for Building 1 (The Esplanade) in preparation for the Level 1 concrete slab pour scheduled for the end of this month, weather permitting.

In addition to the above, and weather permitting, February will see the team complete the Basement 2 slab pour and progress with formwork for the Basement 1 concrete slab pour.

They are also targeting to close out work on the linkway tunnel that Building 1 Residents will use to access the car park.

The Manning by Mosaic | Milton

Apartments: 113, 2- and 3-bedroom apartments over 22 levels

Sales Status: NEARING SELLOUT – ACT NOW

The Manning’s lift and stair core are now complete at ground level, as is forming the vertical elements that will connect Levels 2 to 3.

Preparation is now underway for the Level 3 concrete pour targeted for this month, weather permitting.

Should the above go to plan, February will see the team start prepping for the Level 4 concrete slab pour and completing the concrete ramp connecting the Level 2 and 3 podium car parks.

Most notably, following last month’s successfully completed ground-level concrete slab pour, The Prescott is officially set to start rising above ground.

Below ground, the intricate installation of basement services has also commenced, laying the groundwork for essential utilities and infrastructure, such as power and plumbing.

Looking ahead, preparations are now underway for The Prescott’s Level 1 slab pour. Due to the floor plate’s size, this significant undertaking will take place over two pours, the first of which will occur this month, weather permitting.

The Witton by Mosaic | Indooroopilly

This month, weather permitting, the team is on track to achieve The Witton One’s structural top-out, meaning this building will be standing proudly at its final height.

Staying with Witton One, glazing is complete to Level 12, services rough-in complete to Level 5, and wall partitioning, sheeting, and setting closed out to Level 6.

Over at Witton Two, the team is advancing preparation for the Level 3 concrete slab pour, which, again, weather permitting, will take place in February.

This month will also see the ongoing headway of internal works to Witton One.

The Mowbray by Mosaic | East Brisbane

Apartments: 81, 2- and 3-bedroom residences over 8 levels

Following the successful completion of the Level 5 concrete slab last month, we have officially passed The Mowbray’s structural halfway mark.

Internally, high-level services rough-in is complete up to Level 3, while the site’s external water and stormwater connections are now finalised.

This month, should all go to plan and weather permits, Mosaic Construction will target the Level 6 concrete slab pour and progress high-level services rough-in to Level 5.

The team are also scheduled to commence window installation and wall framing on the lower levels.

Apartments: 28 half and full-floor residences and Sky Homes across 16 levels and two split-level penthouses, each with private pool.

Mid-January saw the initiation of groundworks for basement excavation, marking another significant milestone in bringing this collection of homes to life.

A piling rig is on site, which is currently progressing around the site’s perimeter. This critical task will continue through February, weather permitting.

Apartments: 34 2 – and 3-bedroom apartments and sub-penthouses over 13 levels

Mosaic Construction achieved the critical milestone of Augusta’s structural top-out.

Weather permitting, February sees the team targeting the completion of an array of different tasks.

Internally, they are projecting high-level services and window frame fitting to Level 11, window installation to Level 10, wall framing to Level 9, and wall sheeting and setting to Level 8.

At the same time, joinery and flooring installation, tile laying, internal painting, and balcony waterproofing will keep moving through Levels 1 to 8.

Exterior rendering, painting, and balcony balustrade installation will also progress across Levels 1 through 9.

Finally, Augusta’s external facade screen will be fit from Levels 2 to 7. The undulating wave design reflects its locale while being a considered response to the western sun.

The team also reached Florence’s structural top-out, with the building now standing proudly at its final height.

Internally, completed tasks include high-level services rough-in to Levels 6 to 9, window waterproofing up to Level 8, window installation up to Level 6, and wall framing up to Level 5.

Looking ahead to this month, weather permitting, Mosaic Construction will keep making headway with the above tasks. In addition, they aim to install Florence’s lift and set out and prepare the building’s feature vertical planter boxes.

Last month, the team completed Lily’s first basement concrete slab pour, a mammoth task that took four separate pours due to the volume of concrete required.

Following this critical foundational task, the team began applying shotcrete to the Basement 3 walls.

January also saw Mosaic Construction start building Lily’s jump form. It allows the team to keep construction moving without requiring time-consuming and labour-intensive manual formwork removal and reassembly for each level, ultimately helping to maintain the most productive and efficient building schedule possible.

And excitingly, Lily’s facade will be progressively revealed as the form jumps.

Weather permitting, the jump form installation will be closed out this month, in addition to concrete works advancing to the basement.

Marella by Mosaic | Broadbeach

Apartments: 100, 2- and 3-bedroom residences over thirty levels

Marella’s jump form now sits at Level 14, marking a substantial vertical progression and the impending structural halfway point.

Concrete pours have persisted at pace, now complete to Level 10, and formwork is advancing to Level 11.

Internally, the building’s lower levels continue to take shape, with window installation finalised to Level 7, where wall framing has also commenced.

Marella’s jump form is projected to reach Levels 17 to 18, and the concrete pours will reach Level 14. Works are also set to commence on the building’s lift installation.

In further exciting news, tiling, flooring and joinery installation will get underway to the lowest levels.
