Construction Progress Round-up – August 2025

With the second half of the year now underway, construction progress across our portfolio remains clearly on show. In Maroochydore, Cotton Tree by Mosaic has officially reached completion, while The Manning in Milton is entering its final weeks on site. Isabel by Mosaic continues its upward trajectory above Burleigh Heads, and piling is advancing steadily at Sophia by Mosaic in Palm Beach. Across every location, structural progress and site evolution are moving swiftly as we work towards key delivery milestones.

Energy on-site remains high as Mosaic Construction powers ahead with major structural works and continues to reach key milestones below ground. In July, the capping beam and retention braces — critical elements that stabilise the excavation and support the future basement — were completed on target, while bulk excavation is advancing to schedule. August will see Mosaic Construction continue with bulk excavation, shotcrete, and infrastructure works.

The Carter is moving quickly with major structural works and continues to reach key milestones. The tower crane now stands proud above the site and the building’s deep foundations – including piling, strip footings, and pile caps – are now complete. In another significant achievement, the lift and stair core are now in place, while precast concrete walls have been installed. Looking ahead, weather permitting, August will see Mosaic Construction commence stormwater and sewer works, construction of the irrigation tank, and formwork for the suspended ground-level deck. Another significant milestone will see the ground-level slab poured — paving the way for vertical construction in the months ahead.

The team’s primary focus remains on advancing the tower structure which saw concrete works continue and successful pours of the Level 6 and 7 sabs. Glazing installation also commenced between Level 2 and 3, offering a first glimpse of the light-filled interiors beginning to take shape. Looking ahead, August will see Isabel continue its upward momentum with the Level 8 and 9 slab pours targeted. A key milestone will be the tower crane jump to its full height — marking a striking new presence on the Burleigh Heads skyline.

July delivered another exciting month with the removal of perimeter formwork screens revealing Lily’s full silhouette — a striking architectural statement now proudly visible on the Broadbeach skyline. At rooftop level, both waterproofing and solar panel installations were completed. Internally, window installation is now complete up to Level 32, while party walls and apartment framing have reached Level 31. Residences up to Level 16 are now locked up, defected, and advancing through the next stage of quality assurance. Looking ahead, August will see the momentum continue, with internal fit-out works pushing through the upper levels.

Piling works to install Sophia’s deep structural foundations around the perimeter continue and will carry through to September. Construction of the seawall also commenced on schedule and will continue throughout August. This month will see the connection of external stormwater, sewer, and town water services from the Gold Coast Highway into the site. These connections will establish the essential infrastructure needed to manage water during construction and support integration of the building’s permanent plumbing systems.
