If the mould appears as a result of a problem with the property, it is typically the Property Manager’s responsibility to manage the repair process and cleaning of the surface.
Some building features which can contribute to mould in the residence you are renting include:
The age of the building;
Structural issues of the building;
Location of the building; and
Ventilation devices and fans not installed by the owner.
In the above examples, you, as the Tenant, would hold no responsibility for rectifying the issue. However, it is recommended that you contact your Property Manager immediately, as mould can pose a health threat.
That said, there is an expectation that a Tenant is proactive in actively using any mould-preventative services provided in the residence you are renting.
It’s no secret that mould is most commonly found in dark, damp areas with poor ventilation, such as the bathroom, kitchen and laundry. Here are some quick tips on how to prevent mould in your home.
Bathroom
Run the exhaust fan during a hot shower/ bath and for 30 minutes after
Open windows during and after showers to allow moisture to exit
Regularly check the exhaust fan to remove dust and clear any blockages
Laundry
Dry clothes outside to prevent moisture from building up inside the home
If you use the clothes dryer, ensure windows/ doors are open to allow moisture to escape
Kitchen
Use a range hood or exhaust fan when cooking
Regularly check the exhaust fan to remove dust and clear any blockages
Living Area
Open windows and blinds/ curtains to increase ventilation and sunlight
Keep indoor plants to a minimum
General tips and tricks
Ventilate rooms by opening windows and doors regularly
Place furniture away from the walls and reduce clutter
If you find mould, report it immediately to your Property Manager
Use a dehumidifier to draw moisture from rooms or run the air conditioner on a dry cycle
