The site offered a unique opportunity, as zoning rules meant that it would never be built out. To make the most of this distinct location, the apartment layout was strategically designed so that almost every apartment is positioned on a corner to take full advantage of the city and mountain range views.

The apartments are up to 20% larger than average for the area. The well-considered design offers large, private balconies to take maximum advantage of the stunning views and river breezes, while finishes are at an exceptional level of quality throughout, bringing a new standard of product and design intent to the area.

A sculpted building form that complements the existing neighbourhood and natural landscape, the architectural response included lightweight roof elements, recessed balconies and lightweight cladding and screening that blend with the more traditional inner-suburban expressions. Custom-made sliding screens were designed to control exposure to the western sun, while distinctive screening is sympathetic to the character of the neighbourhood.

The design is a contextual response to the site’s unique hillside, urban-fringe location while aiming to provide city views from most apartments. Reside offers an abundance of natural light and ventilation in all rooms, with higher-than-average ceilings, feature lighting and large, high-quality commercial framed windows and doors which reveal the urban surrounds and spectacular city views. The clean, modern lines set a new standard in luxury resulting in a unique apartment building with a welcoming streetscape.
