Designed in collaboration with Plus Architecture, Dawn by Mosaic exemplifies design excellence and architectural innovation, seamlessly integrating with the Mermaid Beach landscape.

This elegant 30-story structure's form is inspired by the ocean's fluidity and the shore's tranquillity, emphasising soft curves and feminine elements. The material palette of light grey-tinted double glazing and white concrete precast panels harmonises with the coastal landscape and maintains its allure over time.

Expansive cantilevered balconies provide uninterrupted views and a sense of floating above the landscape.

A triple-height lobby, grand open-air staircase, and generous landscaping establish a distinct and memorable sense of arrival.

Interior finishes include engineered oak timber flooring, full-height double glazing, and 2.6m ceilings, emphasising space and light. Custom kitchens with sizable island benches, stone tops, and integrated appliances enhance the luxury experience.

Communal spaces span nearly 1000 sqm across three levels. Amenities include a surfboard store, pet wash, gymnasium, steam room, sauna, pool, spa, BBQ zones, fire pit, Sky Lounge with teppanyaki bar, private dining room with kitchen, and wine tasting room. An in-person concierge fosters community interaction and engagement.

Sustainability is a key focus, with best-practice passive design, 65 rooftop solar panels, and 38 bike racks contributing to Dawn's eco-friendly footprint. The use of energy-efficient materials and technologies ensures minimal environmental impact and long-term sustainability.
