What will this project offer?

We feel immensely privileged to have the opportunity to produce another extraordinary Masterpiece Series address to one of the most spectacular locations on the east coast of Australia – Burleigh Heads.

We have partnered with internationally acclaimed Koichi Takada Architects to design this opulent collection of penthouse-style residences.

Hallmark Mosaic features include elegant contemporary architecture, considerate material selection, home-sized proportions, sustainable design principles, bespoke finishes and craftsmanship, and generous amenities compared to the boutique scale.

Mosaic also retains our developments’ management and caretaking post-completion, so they are always fastidiously maintained and beautifully presented for Residents and neighbours.

The latest proposal is an Impact Assessable Development Application, seeking approval for a modest increase in height to the previously approved scheme.

Refined Architecture & Design

It’s easy to understand why Burleigh Heads is such a celebrated, iconic destination, with its breathtaking coastline, clear waters, golden sand beaches, national parkland, and picturesque ocean views attracting travellers worldwide.

We have partnered with internationally acclaimed Koichi Takada Architects to design 28 penthouse-style residences over 18 levels that perfectly marry luxury with functionality.

Meticulously considered architecture has resulted in a beautiful, timeless form that blends seamlessly into the existing streetscape while maintaining an element of affluent distinction that speaks to Burleigh Heads’ magnificence and universal charm.

Key Project Information

Site Responsive Design

Architecture is sensitive and respectful to the local context. The building height and form ensures a scale consistent with the surrounding area.

Green Space & Landscaping

Generous ground plane and podium level landscaping will enhance the existing streetscape. In time, native planting it will drape and soften the building’s form, enhancing visual appeal while supporting micro-climatic cooling.

Car Parking

The design exceeds council requirements for resident car parks, alleviating the potential impact on street parking in the area.

Infrastructure contributions

An estimated $600,000 of contributions will be provided directly to Council to improve local roads, parks, and infrastructure services.

Sustainable Design

A wide-ranging, comprehensive schedule of sustainability initiaitves will be implemented that far exceed legislative requirements.

Controlled Construction

We never shy away from acknowledging that construction can sometimes cause frustration and disturb the tranquillity of a local community.

With our own internal building arm, we have complete control over the process, allowing us to carefully manage timelines and minimise disruption wherever possible.

Mosaic Construction’s ISO certifications in Quality (9001), Environmental (14001), and Health & Safety (45001) place us in a select group of tier-one builders, ensuring we meet the highest standards of care.

These certifications mean we prioritise the safety of residents, reduce environmental impacts, and maintain strict quality controls throughout the entire process, helping us address community concerns and deliver projects in the timeliest manner with as little disruption as possible.

Sustainable Living & Long-Term Care

In line with our commitment to creating residences that are functional, comfortable, and visually enduring, the design, construction, and ongoing maintenance of 96 The Esplanade will seamlessly incorporate sustainable principles.

Importantly, Mosaic’s responsibility extends well beyond completion. We remain actively involved to ensure the building continues to be cared for and maintained to the highest standards long into the future.

Community Engagement

We take our social responsibility seriously and are genuine in acknowledging that development can raise concerns and that construction activities can cause disruption.

Understanding the potential effects of property development on those around us, we want to foster meaningful dialogue with the local community through regular, transparent communication.

Our approach to community engagement ensures neighbours are proactively informed throughout the construction process, especially regarding activities that may have some impact on them.

We always welcome feedback and encourage open communication to address any questions or concerns our neighbours may have.

Design Excellence

We are dedicated to creating legacy developments that stand the test of time and genuinely connect with the communities they serve.

Our design philosophy puts people first—crafting homes that are not only beautiful, but intuitive, functional, and a joy to live in. Every decision is guided by our commitment to delivering enduring value while contributing positively to the urban fabric and character of each location.

We’re proud that our innovative, quality-led approach to design, development, and construction continues to be recognised by leading industry bodies.
