Mosaic Tenants – After Hours Emergencies

This page is for Mosaic Property Management tenants seeking after-hours emergency maintenance support.

If your property is self-managed or managed by a non-Mosaic property manager or agency, please contact them directly.

Tenants managed by Mosaic Property Management may use the contacts listed below strictly for urgent maintenance issues that cannot reasonably wait until the next business day.

In most cases, genuine emergency call-out and repair costs will be covered by the property owner.

What is an Emergency?

Emergency maintenance refers to urgent issues that must be addressed immediately to prevent injury, significant damage, or risk to health and safety.

Examples include:

  • Breakdown of an essential service provided by the landlord or agent (e.g., water, electricity)
  • Dangerous electrical fault
  • Burst water service
  • Serious roof leak
  • Gas leak
  • Flooding or severe flood damage
  • Fire or severe storm-related damage
  • Blocked or broken toilet system (only toilet in the apartment)
  • Damage that results in the property being unsecured or hazardous
  • A serious lift or staircase fault
  • Locked out of the property or unable to access it due to lost keys

For any emergency maintenance issue, please contact the appropriate trades or service providers listed on this page. In most cases, the emergency call-out and repair cost will be borne by the property owner.

Keys and Lock-Outs

If you are a Resident and have locked yourself out of your apartment or the building, please contact the registered locksmith for your property using the details provided via the link below.

Residents must use the nominated locksmith and are not permitted to engage their own provider.

Please note that all locksmith call-out fees are the responsibility of the Resident and may include additional charges for after-hours attendance. We recommend confirming all costs directly with the locksmith when you call.
