GCMag – 15/09/25 – Broadbeach’s newest luxury tower is here. Marella by Mosaic delivers sculptural form, hotel-style living and golden views from every apartment

Broadbeach’s skyline welcomes a bold new architectural statement Marella by Mosaic, a 30-storey luxury residential tower that is as innovative as it is elegant. Rising proudly at 146–148 Surf Parade, this sculptural tower is the result of a collaborative vision between Mosaic Property Group and the acclaimed design team at Plus Studio. Set for completion in late 2025, Marella is already being recognised for pushing creative boundaries while redefining coastal living.
The name ‘Marella’ – meaning ‘shining sea’ – sets the tone for a project that draws its essence from the Gold Coast’s natural elements. In the words of Plus Studio Principal Chrisney Formosa, the tower’s architectural identity was inspired by “the golden colour of the afternoon sun hitting the sand and the way water moves along the coastline”. This poetic vision finds tangible expression in the building’s shimmering form and tactile finishes, bringing artistry and innovation into perfect alignment.
Every detail of Marella has been considered, crafted and executed with a commitment to excellence. Comprising 98 two- and three-bedroom residences and penthouses, the tower was designed to maximise ocean views from every apartment. Through an elevated tower form and strategic planning, the residences offer uninterrupted visual connections to the golden coastline of Broadbeach.

But what truly sets Marella apart is its architectural ingenuity. Eschewing traditional curved panels, the design team at Plus Studio achieved a fluid, sculptural façade using carefully angled straight elements. This inventive approach allows the building to capture and refract light, giving it a dynamic, ever-changing quality as the sun moves across the sky. The exterior is finished in a warm, sand-toned palette accented with golden bronze hues, ensuring the tower doesn’t just sit within its context – it glows within it.
“The façade creates refractions of light that glisten and glow,” said Formosa. “We have pushed creative boundaries whilst ensuring constructability.”
Beyond aesthetics, Marella has been designed to respond to its environment. The tower’s western elevation adopts a more solid form to shield interiors from the harsh afternoon sun, while the eastern façade embraces openness through extensive glazing. This not only welcomes the softer morning light but also offers panoramic views out to the Pacific Ocean.

The interplay between function and form is seamless. From a distance, Marella appears light and fluid. Up close, the precision in its detailing becomes evident. It is a building that performs as well as it presents – an ideal blend for subtropical living.
Marella’s approach to lifestyle is equally refined. Mosaic Property Group has embedded hotel-style amenity throughout the building, not just as a luxury, but as an integral part of the residential experience. The grand lobby establishes the tone upon arrival with full-height glazed doors, timber-look panelling, high ceilings, curated artworks, and warmly lit interiors that glow from the street.
This sense of arrival is enhanced by lush, layered landscaping that stretches to Level 1. Integrated planting wraps the ground floor, softening the urban edge and drawing residents and guests into a subtropical sanctuary. Positioned on a prominent corner site, Marella’s entrance has been deliberately activated to engage with its surroundings, creating both presence and privacy.
Level 1 houses an impressive suite of wellness-focused facilities, including a resort-style pool, outdoor dining zones with a parkland outlook, and a fully equipped gym. There’s also a sauna and steam room, reinforcing the development’s dedication to wellbeing. But the standout feature is the Level 11 residents’ lounge – a sophisticated space designed for connection and celebration.
Described as “a function space within your own home”, the lounge includes a private dining room, wine cellar, and expansive terrace. It offers residents a luxurious entertaining environment without needing to leave the building, capturing the essence of elevated convenience.
Brook Monahan, Founder & Managing Director of Mosaic Property Group, sees Marella as delivering far more than premium apartments. “This is a building that delivers more than just a place to live,” he said. “It offers residents an elevated experience in every sense – from world-class amenities and architectural integrity, to a location that puts the very best of Broadbeach right at their doorstep.”
The design outcome is undeniably the result of a deeply collaborative process between developer and architect. Formosa reflects positively on the partnership with Mosaic, crediting the project’s success to a shared commitment to quality.
“They don’t just hand over a site and step back – they bring an incredibly clear vision, detailed briefs, and an unwavering focus on quality,” Formosa said. “That clarity and rigour pushed us to deliver our best.”
This isn’t the first time the two firms have joined forces. Marella follows the successful delivery of Dawn by Mosaic in Mermaid Beach and precedes Lily by Mosaic, which neighbours Marella and is due for completion in late 2025. For Plus Studio, Marella is also a continuation of their architectural legacy in Broadbeach – their seventh project in the precinct and a strong testament to their influence in shaping the area’s design identity.
Marella, Sculpted for the Future
Marella’s architectural and lifestyle offerings come together in a project that feels both timeless and forward-thinking. It’s a building designed to last, but more than that, it’s a building designed to inspire.
In a coastal city where development is plentiful but not always purposeful, Marella by Mosaic stands apart – a shining new standard in design, liveability, and collaboration.
