Published via Gold Coast Bulletin Real Estate Guide – 5/07/25 – Buyers have splashed more than $125m on apartments in a new tower in Broadbeach. Mosaic Property Group is behind Madeline by Mosaic, an exclusive $270m, 35-level ultra-luxury tower on Mary Ave.

The project, directly opposite Broadbeach State School’s playing fields and capitalising on one of the last remaining protected ocean view corridors in the area, marks Mosaic’s fifth development in the tightly held pocket of the Gold Coast.
In its first collaboration with internationally recognised design firm Fraser and Partners, the development will include 59 large scale,penthouse-style residences -with no more than two per floor and several spanning more than 400 sqm.
Residences will be priced from $3.5m.
Mosaic founder and managing director, Brook Monahan, said Madeline represented the company’s long-term commitment to timeless design, finish, and functionality.
“Madeline is the culmination of years of insight, refinement, and delivery at the highest level on how a home lives and performs over time,” he said.
“It reflects our clearest expression yet of what genuine luxury should be not just in the material finish, but in each residence’s scale, functionality, and permanence.”‘

Finishes include natural stone, timber, and glass, with considered inclusions such as wine cellars, fireplaces, butler’s kitchens, media rooms, and seamless indoor-outdoor transitions. Residents will also have access to private amenities – including a pool, cold plunge, steam room, sauna, gymnasium, library, lounge, and outdoor entertaining terrace- all designed with the experience of a five-star hotel spa in mind.
Mr Monahan said Mosaic was encouraged by the early buyer response.
‘There’s no shortage of new product on the market-which makes buyer loyalty all the more significant,” he said.
“We’re fortunate that our product continues to resonate, because it reflects how people want to live now and well into the future.
“It’s why our projects consistently sell out well before completion, and why we remain confident in the long-term strength of the region.
“Something we treasure and will never take for granted.”
Mosaic has already started detailed construction planning, with works set to begin by the end of September through its internal construction arm.
Mr Monahan acknowledged delivering quality multi-residential homes in the current environment remained complex, but said Mosaic has no intention of compromising its standards.
“Our internal construction team is already preparing to break ground later this year, and that preparation is what continues to set Mosaic apart.”
Construction is expected to be complete in early 2028.
