The Local Project – 14/01/2026 – Florence by Mosaic elevates Burleigh Heads’ beachfront with sculptural restraint and timeless materiality, reflecting the group’s refined legacy of enduring architectural excellence.
On a rare parcel of beachfront land in Burleigh Heads on Queensland’s Gold Coast, Mosaic Property Group’s Florence emerges as a measured and meticulously resolved contribution to The Esplanade. Defined by sculptural restraint and deep respect for context, the project represents the culmination of Mosaic’s long-held ethos: to create homes holding architectural ambition, enduring materiality and human experience in equal regard.

“Florence represents the pinnacle of what we strive for – where architecture becomes art and every detail serves a purpose.”

Designed in partnership with architect bureau^proberts and built by Mosaic’s internal construction arm, Florence’s nine full-floor residences were conceived not as apartments, but as vertically stacked beachfront homes. This thinking underpins the project’s architectural discipline – the building’s true luxury is expressed through clarity of form and permanence of material rather than decorative flourish.
Brook Monahan, the group’s founder and managing director, says that conceiving a collection of residences that not only honours but also elevates an iconic coastal setting is an undertaking of rare ambition. “Florence represents the pinnacle of what we strive for – where architecture becomes art and every detail serves a purpose,” he says. “It’s one of our most refined Masterpiece projects, defined by precision, beauty and an unwavering commitment to excellence.”

Curved glazed balustrades, cantilevered balconies and hand-applied Tyrolean render articulate a soft, rhythmic facade that mirrors the contours of Burleigh Heads.

Curved glazed balustrades, cantilevered balconies and hand-applied Tyrolean render articulate a soft, rhythmic facade mirroring the contours of Burleigh Heads while maintaining an intimate human scale along the street. The building gently arcs around a mature Norfolk pine – an intentional gesture preserving an important natural marker and anchoring Florence in its coastal setting.
Generous landscaping flows across the site, with vertical planters and coastal species weaving through the architecture. On arrival, stone, bronze detailing and lush planting establish a grounded, tactile experience that carries through to the interiors.

Each residence is accessed by private lift, opening to expansive living spaces framed by floor-to-ceiling glazing and uninterrupted ocean views.

Inside, house-like planning sets Florence apart. Each residence is accessed by a private lift, opening to expansive living spaces framed by floor-to-ceiling glazing and uninterrupted ocean views. Oversized proportions, 2.7-metre ceilings, concealed pivot doors and a three-part floor plan create adaptable zones suited to multi-generational living and quiet retreat. External and internal materials – Tundra Grey natural stone, bronze glazing, hand-applied render – maintain a seamless connection to place and a palette of refined hues.
Balconies are conceived as genuine outdoor rooms; their deep cantilevers and soft curvature enhance the building’s climatic performance while extending the living spaces. Sustainability initiatives – from carbon-neutral concrete to high-performance glazing and permanent formwork systems – ensure the building’s longevity matches its architectural ambition.

Shaped by restraint, natural beauty and enduring relevance, Florence redefines the potential of mid-rise living on the Gold Coast.

Part of a visionary dual-project masterplan with Mosaic’s Augusta development at the rear, Florence demonstrates rare delivery efficiency for a boutique-scale undertaking. The two buildings share a basement yet maintain distinct architectural identities, enhancing the precinct’s cohesion.
Market response has been emphatic, with Florence receiving UDIA QLD’s prestigious 2025 Project of the Year and Best Mid-Rise Apartment Project awards, confirming Mosaic’s craftsmanship and commitment to delivering homes that enrich daily life. In Florence, the group has crafted not simply a building but a coastal legacy. Shaped by restraint, natural beauty and enduring relevance, it redefines the potential of mid-rise living on the Gold Coast.
“In a location steeped in heritage and natural beauty, creating homes that set a new benchmark for luxury is an extraordinary privilege. Florence is more than a development; it is a cultural statement – an enduring expression of refinement and place. It reflects a vison realized with uncompromising integrity” says Monahan.
