What will this project offer?

In late 2023, the Queensland Government announced an ambitious plan for Woolloongabba, encompassing 106 hectares, within which our site sits. This initiative, the Woolloongabba Priority Development Area (PDA), is set to reshape the region’s urban landscape.

The vision emphasises pedestrian-friendly pathways, active travel routes, and ample green spaces for recreation and relaxation.

At its core, it focuses on addressing the critical, pressing need for housing diversity and supply while fostering a vibrant, interconnected community.

We are honoured to have the opportunity to contribute meaningfully to this endeavour by introducing an exemplary, premium multi-residential lifestyle address to this dynamic locale, one that works within the existing surrounding context.

Refined Architecture & Design

Drawing from our firsthand experience and proven track record, including the successful completion of The Sinclair by Mosaic at 140 Wellington Road, East Brisbane, in 2022, and the ongoing construction of The Mowbray by Mosaic at 73 Northcote Street, East Brisbane, slated for completion in late 2024/early 2025, we recognise and deeply value this area’s unique identity.

In partnership with BDA Architecture, we are committed to delivering a premium collection of spacious 2- and 3-bedroom residences that harmonise with the area’s ambience and contribute positively to the community.

In the context of the current housing crisis, our latest project on Linton Street is both timely and necessary. The surrounding heights, particularly those of nearby developments, further justify this application.

Our focus remains on aligning with the overarching vision while respecting the neighbourhood’s distinct and evolving character.

Key Project Information

Character Preservation

The pre-1911 workers’ cottages will be relocated to a Brisbane preservation site to maintain their historical value.

Design Excellence

In partnership with award-winning BDA Architecture, we’re creating a timeless, premium address that respects and integrates local context with sustainable outcomes.

Thoughtful Urban Integration

The design includes ample setbacks and a balanced scale, offering a range of living options to enhance housing diversity.

Generous Landscaping

Extensive planting will soften built form, improve microclimate conditions, and enhance air quality.

Controlled Construction

Mosaic Construction will effectively manage the site to minimise community disruption wherever possible. Regular communication will keep our neighbours closely informed.

Car Parking

A car parking allowance exceeding Council requirement by 14% aims to minimise street parking. Additionally, being a podium car park eliminates the need for basement excavation, expediting construction and reducing noise disruptions.

World-Class Amenities

Includes a gym, sauna, and a rooftop with a pool, relaxation lawn, outdoor cinema, dining areas, and spectacular views.

Active Living

158 bike spaces to encourage active living and less reliance on vehicle use.

Infrastructure Investment

Approximately $2.9 million will be contributed to local authorities for infrastructure improvements.

Controlled Construction

We never shy away from acknowledging that construction can sometimes cause frustration and disturb the tranquillity of a local community.

With our own internal building arm, we have complete control over the process, allowing us to carefully manage timelines and minimise disruption wherever possible.

Mosaic Construction’s ISO certifications in Quality (9001), Environmental (14001), and Health & Safety (45001) place us in a select group of tier-one builders, ensuring we meet the highest standards of care.

These certifications mean we prioritise the safety of residents, reduce environmental impacts, and maintain strict quality controls throughout the entire process, helping us address community concerns and deliver projects in the timeliest manner with as little disruption as possible.

Sustainable Living & Long-Term Care

In line with our commitment to creating residences that are functional, comfortable, and visually enduring, the design, construction, and ongoing maintenance Linton Street will seamlessly incorporate sustainable principles.

Importantly, Mosaic’s responsibility extends well beyond completion. We remain actively involved to ensure the building continues to be cared for and maintained to the highest standards long into the future.

Community Engagement

We take our social responsibility seriously and are genuine in acknowledging that development can raise concerns and that construction activities can cause disruption.

Understanding the potential effects of property development on those around us, we want to foster meaningful dialogue with the local community through regular, transparent communication.

Our approach to community engagement ensures neighbours are proactively informed throughout the construction process, especially regarding activities that may have some impact on them.

We always welcome feedback and encourage open communication to address any questions or concerns our neighbours may have.

Design Excellence

We are dedicated to creating legacy developments that stand the test of time and genuinely connect with the communities they serve.

Our design philosophy puts people first—crafting homes that are not only beautiful, but intuitive, functional, and a joy to live in. Every decision is guided by our commitment to delivering enduring value while contributing positively to the urban fabric and character of each location.

We’re proud that our innovative, quality-led approach to design, development, and construction continues to be recognised by leading industry bodies.
