Australia’s largest residential data provider CoreLogic RPData published in February 2018 that Brisbane is well placed to take over as the best performing capital city housing market over the next five years. Research Director Tim Lawless stated that there are a variety of economic and demographic factors that are likely to support improving market conditions across South East Queensland. Market expert JLL, who tracks the new Brisbane Inner Apartment Market intimately, also concluded in January 2018 that supply had peaked, with the number of new apartments entering the market to reduce considerably over the next 18 to 24 months.

Despite oversupply in inner Brisbane, Mosaic maintains 100% settlement and has 0% rental vacancy across all completed projects. Mosaic and other industry experts now predict that Brisbane and South-East Queensland will outperform all other capital cities and regional markets in the coming 5 – 10 year property cycle. At this point, Mosaic is already making early, counter cyclical acquisitions in Brisbane in anticipation of Brisbane leading the next east coast property cycle from late 2019.

CoreLogic reports Sunshine Coast has the second highest net internal migration gain of all SA4s in Australia, trailing the Gold Coast by 228 persons. Moreton Bay South, where Mosaic has acquired significant land holdings comes in at 5th position. Ormeau – Oxenford where Mosaic’s first Gold Coast project site is located, has the highest net internal migration of all Australian SA3 regions.

Bernard Salt declares the Sunshine Coast a ‘high value activated city’, an independent regional economy with employment depth, and significant connectivity beyond Brisbane. Mosaic has already secured an enviable pipeline of marquee, A-grade luxury apartment sites on the Sunshine Coast. This month, Mosaic also finalises acquisition of several large greenfield land aggregations in Moreton Bay Region.

Federal budget incentives to ‘downsize’ are anticipated to drive further demand for town house and town home product in SEQ.

Mosaic’s first Sunshine Coast project ‘Cyan’ in Caloundra is released and contracts issued for all apartments in approximately 12 weeks. Mosaic’s second luxury Sunshine Coast apartment project, ‘Solis’, sells 13 of 33 apartments during soft launch and is almost completely sold out within 12 weeks.
